Florida’s 2026 property tax amendment: what it means for rental owners

On June 2, 2026, the Florida Legislature approved a sweeping property tax proposal and sent it to voters as a constitutional amendment on the November 2026 ballot.
What’s actually on the ballot
The proposed amendment would dramatically expand Florida’s homestead exemption for non-school property taxes. It also proposes reducing the annual cap on assessment increases for many non-homestead properties from 10% down to 5%, beginning in 2027.
The homestead expansion is for primary residences. Rental properties, second homes, and beach condos are not homesteaded.
What it means if you own rentals
The big homestead exemption increase applies to primary residences only. But the proposed reduction of the annual assessment-increase cap on many non-homestead properties from 10% to 5% could help investors with more predictable carrying costs over time.
What we’re telling our owners
For now: don’t make decisions based on a tax change that hasn’t happened. If the amendment passes in November, we’ll help our managed-property owners understand how the assessment-cap change affects their specific properties.
