Fort Lauderdale – Owner Guide

By Damelecia, Inc. · Broward County property management · Updated June 2026

Price too high and your property sits empty while you cover the mortgage alone. Price too low and you leave thousands on the table every year. Melecia Johnson started in 2007 managing her own investment properties. Today we manage rentals for owners across Broward County. Here’s where the Fort Lauderdale market actually stands in 2026.

Current rates by property type

The citywide median across all rentals is hovering around $2,600-$2,950 per month in mid-2026, well above the national median. Here’s the typical range by bedroom count:

  • Fort Lauderdale Rent Ledger – Mid-2026
  • Studio$1,900 – $2,200
  • 1 Bedroom$1,950 – $2,400
  • 2 Bedroom$2,700 – $3,000
  • 3 Bedroom$3,900 – $5,400
  • Ranges reflect citywide market data; single-family homes in some neighborhoods often exceed the top of each range.

The bigger story: after years of steep increases, Fort Lauderdale rents have flattened. Year-over-year growth is running under 1% citywide, and some segments have dipped slightly as new apartment supply comes online. That means pricing precision matters more in 2026 than it has in years – the market no longer bails out an overpriced listing.

Which neighborhoods command premiums

Location can swing rent by 50% or more within the same city. Downtown Fort Lauderdale averages over $4,000 per month, driven by new luxury towers. Victoria Park, Coral Ridge, and Tarpon River command strong premiums for single-family homes thanks to walkability and proximity to Las Olas. On the other end, neighborhoods like Melrose Park and Riverside Park average closer to $1,600 – solid cash-flow territory for investors, but a very different tenant pool and pricing strategy.

What drives rent up – or down

Beyond bedrooms and zip code, the factors that move the number most in Fort Lauderdale: central AC age and condition (tenants ask), hurricane impact windows, in-unit washer/dryer, fenced yards for pet owners, and updated kitchens. Flood insurance requirements and rising HOA fees in condo buildings push the other direction – they don’t lower what you can charge, but they squeeze what you keep.

The 46% factor: nearly half of Fort Lauderdale households rent. Demand is deep – but renters in 2026 have more options than they did two years ago, and they comparison-shop hard.

How to price without sitting vacant

Every month of vacancy on a $2,800 rental costs you $2,800 – more than most owners would ever “lose” by pricing $100 under their dream number. The math almost always favors pricing at the market and leasing in two weeks over chasing a premium for two months.

We run a comparative rental analysis on every property we take on: active competing listings, recently leased comps, seasonality, and condition adjustments. Then we screen every applicant against 2.5x income verification, credit, criminal, eviction history, and prior landlord references – because the right rent with the wrong tenant is still a loss.
