How to find tenants who actually stay: screening that protects Broward owners

By Damelecia, Inc. · Reviewed by Melecia Johnson, Broker/Property Manager · FL Lic. BK3251569 – December 2025 – last updated

The single most expensive mistake a landlord can make isn’t a vacant month or a low rent – it’s the wrong tenant.

What thorough screening actually checks

  • Income. A minimum of 2.5x the monthly rent in verifiable income.
  • Credit. Not just the score, but patterns.
  • Background. Criminal and eviction history.
  • Employment. Verified directly with the employer.
  • Prior landlords. Did they pay on time, care for the property, and give proper notice?

A tenant who pays on time and stays for years is worth more than a slightly higher rent from someone who won’t.

The fair-housing line you cannot cross

Screening has to be consistent and lawful. Apply the exact same written criteria to every applicant, document your decisions, and never make exceptions based on a gut feeling.
