Lauderhill – 2026 Market Report

By Damelecia, Inc. · Broward County property management · Updated June 2026

Lauderhill is one of Broward’s true workhorse rental markets – affordable relative to its neighbors, deeply renter-occupied, and steady rather than flashy. In 2026 it’s also a market that punishes lazy pricing. Here’s the owner’s-eye view.

  • ~$1,900Median rent, all types
  • $3,194Avg house rent
  • 47%Renter households

Rents by unit type

Unit typeTypical 2026 rent
Studio$1,300 – $1,450
1 Bedroom$1,500 – $1,800
2 Bedroom$1,900 – $2,100
3 Bedroom$2,450 – $2,700
Single-family house (avg)$3,194

The trend line matters as much as the levels: depending on which index you read, Lauderhill apartment rents are flat to down roughly 5% year-over-year – softer than Broward overall. Houses are holding up better than apartments and condos. Translation for owners: a vacant Lauderhill unit in 2026 is competing on price, condition, and speed. The era of listing high and waiting is over here.

Tenant demand drivers

Nearly half of Lauderhill households rent, and the city’s price point – roughly 15% below the metro median – keeps the applicant pipeline full as renters get priced out of Plantation, Sunrise, and Fort Lauderdale next door. Demand stays deep at the right price and thins out at the wrong one.

Inverrary and the condo question

Inverrary is Lauderhill’s signature community and a popular entry point for investors – units rent around $1,900-$1,950. But condo ownership here comes with the 2026 reality of rising association fees, special assessments driven by Florida’s post-Surfside reserve requirements, and insurance pressure. A condo that rents for $1,950 with a $700 association fee is a very different investment than the listing price suggests. We model the full carrying cost before any owner commits.

Maintenance realities in older housing stock

Lauderhill’s rental buildings average about

40 years old. That means original cast-iron drain lines, aging electrical panels, roofs near end-of-life, and AC systems working harder than their design intended. Maintenance reserves here should be budgeted higher than in newer cities like Miramar – and vendor relationships matter more, because the calls come more often.

This is where management fees pay for themselves in Lauderhill specifically: we coordinate repairs through established local vendors at vendor cost – no markup – and catch small problems at inspections before they become insurance claims.

Outlook for owners

Lauderhill in 2026 rewards owners who price to the market, present clean units, and screen hard – soft rents attract more marginal applications, which makes 2.5x income verification and full eviction-history checks more important here, not less. Done right, Lauderhill remains one of Broward’s most reliable cash-flow markets. Damelecia manages rentals here at 10% of rent collected on our standard Gold plan – one-month leasing fee on a new lease – vacant months $0 – no renewal or setup fee on Gold, no maintenance markup on any plan (plans from 8%).
