Fees

What do you charge to manage a rental?

Gold, our most popular plan, is a flat 10% of rent collected. On a new lease, there is a one-month leasing fee. Gold and Platinum have no renewal fee and no setup fee, and no plan has a maintenance markup. We also offer Silver at 8% (with a $99 setup fee, $125 per inspection and a $500 renewal fee) and Platinum at 12%. You pay the vendor’s invoice.

The full card is on damelecia.com/pricing. Exact services for your property are confirmed by phone. The signed management agreement controls.

Is the leasing fee charged again at renewal?

No. The one-month leasing fee applies when a new lease is signed. Gold and Platinum have no renewal fee; Silver has a $500 renewal fee.

Is remodel work inside the 10%?

No. Remodel or renovation oversight is separate, about 10% of project cost, and it is not part of the management fee. See remodel and renovation.

Vacant months

What is the management fee if the home is empty?

$0. The management fee is 10% of rent collected. If nothing is collected that month, the management fee is $0.

A vacancy is still worked: showings and notes continue. The fee does not. We do not promise a lease-up date. Pricing depends on the home, the comps, and what the market will pay.

Reporting and the owner portal

How do I see income, expenses, and documents?

Existing owners use the ManageBuilding owner portal for statements, documents, and property updates. Log in at damelecia.com/owners-portal. Prospects who want management should start with a free rental analysis, not that login.

In the portal you can open the owner ledger (income, expenses, and balance), see what was collected and what is still due, and keep leases and maintenance files in one place. During a vacancy we pass along showing notes. When owner funds are sent, you get a notice that the payment went out. We do not add a fee to tell you what happened.

This page does not publish a payout calendar. If you cannot log in, call (954) 860-7493 or email info@damelecia.com with your name and property address.

Where do you manage?

Broward County and Boca Raton only. Long-term residential: single-family homes, townhomes, condos, and 2-4 unit buildings. We do not manage Miami-Dade. We do not manage vacation rentals, short-term stays, or Airbnb.

Applicants are screened to one written standard, including verified household income of at least 2.5 times monthly rent, plus credit, background, and rental history, under Fair Housing law. Owners do not pick tenants by preference. Where a condo or HOA must approve the lease, that approval is separate from our screening.

Repair approval

Do you call me before work is done?

You set a repair limit in the management agreement. Work above that authority waits for your yes – in the portal, or by the contact method on file – before we proceed. There is no maintenance markup. You see the vendor invoice.

We do not publish a dollar amount on this page. The number in your agreement is the number we use. Ordinary work under that limit is handled so a running toilet or a small leak is not waiting on a meeting.

Emergencies

What happens if something cannot wait?

If a repair has to happen to stop active damage or restore basic safety – a live leak, a security problem, or no power – we authorize what is needed to protect the property and then tell you what was done. That is not a blank check for ordinary work, and it is not a markup.

Residents are told to call 911 first when someone is in danger, and to call (954) 860-7493 for a severe leak, gas odor, or similar. A portal ticket alone is not the emergency path. Office hours are Monday-Friday, 9:00 am-4:00 pm. This page does not add a separate after-hours promise.

Start with a rental analysis

A free, comps-based read for a Broward County or Boca Raton address: a suggested rent range, vacancy notes, and a call about whether management is a fit. No obligation. We typically reply within one business day. It is not a vacation-rental analysis.
