The management percentage is the number everyone quotes – and the one that tells you the least about what you’ll actually pay.
The management fee
Most managers charge a percentage of collected rent, commonly in the 8-12% range.
Leasing / placement fee
A separate charge for finding and placing a tenant, often a portion of one month’s rent.
Setup fees
Some companies charge an onboarding fee just to take on your property.
Maintenance markup
Some managers add a percentage on top of every repair.
Renewal and other fees
Watch for lease-renewal fees, inspection fees, and administrative charges.
