Renters Insurance Before You Get Keys: Broward & Boca Damelecia Guide
If you are moving into a Damelecia-managed rental in Broward County or Boca Raton, renters insurance is usually not optional. Most Damelecia leases require it as a condition of occupancy when that clause is in your agreement. This post explains what that clause means, how to send proof before keys, what Florida storm season often changes about coverage, and where bundle discounts fit in—without Damelecia inventing a policy or a price.
Damelecia, Inc. manages long-term residential rentals in Broward County and Boca Raton. We are not an insurance agency. We do not sell, place, or advise on insurance. Any carrier that meets your lease is fine.
What the lease is really asking for
Pull the insurance clause from your own lease before you buy. Required limits and the exact name to list as interested party are written there. If you cannot find the clause, email info@damelecia.com.
On Damelecia’s renters insurance page for residents, common lease terms look like this:
- Personal liability — commonly a $100,000 minimum (confirm your lease). This is the coverage the lease is usually after: accidental injury or damage claims.
- Personal property — enough to replace your belongings (furniture, electronics, clothing, and similar items)—not the building.
- Interested party — the owner or Damelecia, Inc. listed so we are notified if coverage lapses.
- Proof — a declarations page or certificate dated on or before lease start.
The building structure is the owner’s insurance, never yours.
Getting covered and sending proof before keys
- Pull the liability limit and interested-party wording from your lease.
- Quote coverage and set a personal-property amount that would actually replace your belongings.
- Email the declarations PDF to info@damelecia.com with your unit address in the subject line.
- We confirm receipt before keys are released.

What a renters policy typically covers (and what it usually does not)
Damelecia’s resident page groups the everyday pieces this way:
- Personal property — your things inside the unit.
- Personal liability — accidental injury or damage claims.
- Loss of use — help with hotel or added living costs if a covered event makes the unit uninhabitable.
For Florida storm season, the same page is clear: a standard renters policy generally covers wind damage to your belongings, fire, theft, and water from inside the building (for example a burst supply line). Flood, rising water, and storm surge are usually excluded and need separate flood coverage. Buy coverage before a storm is named. Once a system is in the forecast cone, carriers commonly suspend binding new coverage until it passes.
For plain-language Florida consumer basics, see the Florida Department of Financial Services Renters’ Insurance Overview and their consumer insurance guides, including the renters toolkit. For flood as a separate product, the National Flood Insurance Program explains how renters can buy flood (contents) coverage.
Bundle discounts: ask your carrier when you quote
Damelecia does not publish insurance premiums, discount percentages, or bundle schedules. We do not sell insurance products.
Many carriers offer bundle (multi-policy) discounts when renters coverage is combined with other lines they write—commonly auto, and sometimes homeowners, pet, or other products depending on the company and your eligibility. Whether a discount applies, and how large it is, is set by your carrier at quote time, not by Damelecia.
Any carrier that meets your lease is fine. Lemonade is optional, not required.

Advertising disclosure: Damelecia, Inc. may earn a commission if you buy a policy through the Lemonade affiliate link above or on the renters insurance page. It costs you nothing extra. We are not an insurance agency and we do not sell, place, or advise on insurance. You may use any carrier that meets your lease requirements.
Lemonade’s quote flow may show bundle discounts across product lines they offer. Check current eligibility and pricing on their quote—do not treat marketing headlines as a Damelecia promise or a fixed savings amount. Prefer another carrier? Quote with that carrier instead and still email us the declarations PDF that matches your lease.
Why owners require it (Broward & Boca)
For owners, the renters clause is risk management: liability coverage on the resident, and interested-party notice if a policy lapses. Damelecia’s published property-management fee for Broward County and Boca Raton long-term residential is 10% of rent collected on our standard Gold plan (plans from 8%) (vacant months $0; one-month leasing fee on a new lease; no renewal or setup fee on Gold; no maintenance markup on any plan)—see Damelecia fees. That fee card is for management services. It is not an insurance product and does not replace the resident’s renters policy or the owner’s property coverage.
