Tenant questions
Plain answers for people renting a long-term home we manage in Broward County or Boca Raton. This is not a short-term or vacation rental page, and it is not a promise that an application will be approved.
Before you apply
How do I apply?
Apply online. Each adult (18 or older) completes an application. The published application fee is $150 per adult and is non-refundable. The written steps, checklist, and current form live on the how to apply page.
You can also email info@damelecia.com, fax (954) 337-0780, or mail 8201 Peters Rd Suite 1000, Plantation, FL 33324.
What do you check?
Every adult is screened to the same written standard. That includes verified household income of at least 2.5 times the monthly rent, credit, a nationwide criminal check, and rental history. A positive landlord reference is required for consideration when there is a rental history to check.
Income proof is three recent pay stubs or written employer verification. If you are self-employed, the how-to-apply page asks for a Schedule C (Form 1040) or 1099 for the most recent year. Bring a valid government-issued photo ID.
The same page lists how certain credit items are treated. We do not publish approval odds, and we do not make exceptions because an applicant “seems like a fit.”
Do you follow Fair Housing rules?
Yes. Damelecia, Inc. follows federal Fair Housing law and does not discriminate based on race, color, religion, sex, disability, familial status, or national origin. In Broward County we also follow local rules on lawful source of income. We do not refuse to rent solely because rent would be paid from a permitted source, such as a housing voucher, when the other screening criteria are met.
What about pets, co-signers, and the association?
Pets need written permission first. When a pet is approved in writing, the published pet deposit is $500 and it is refundable. Type and number limits can apply. Service animals and emotional support animals are not pets. Those requests are reviewed under the Fair Housing Act and are not subject to pet breed, size, or pet-deposit rules.
A co-signer is allowed when income or credit is short. The co-signer must meet the criteria and sign the lease.
If the home is in a condo or HOA, association approval is separate from our screening. Meeting our standard does not by itself put keys in your hand.
How long does a decision take, and what holds the home?
Most complete applications get a decision in 24-72 business hours, up to three business days after we have a complete file. Weekends and holidays can add time. That is a typical window, not a guarantee.
An approved application is valid for 30 days. After that, a new application and fee are required. A deposit is due within two days of approval to hold the home. The how-to-apply page states first month’s rent plus two months’ security, in certified funds, unless the lease says otherwise.
Lease term is generally 12 months unless a listing says otherwise. Homes are leased in their current condition unless something else is agreed in writing.
Rent
How do I pay rent?
Residents pay through the ManageBuilding portal. Log in to see what is due, your payment history, and recurring payments when that option is turned on for your account. Start at pay rent or the tenant portal.
Use the login sent when your lease started. If you cannot get in, call (954) 860-7493 or email info@damelecia.com with your full name and unit address.
When is rent due, and what if I am late?
Your lease states the due date and any late charge. This page does not restate those terms, and we do not publish a grace period here. If a balance looks wrong, call before the due date so we can look at the ledger with you.
Maintenance
How do I request a repair?
Routine repairs go through the ManageBuilding portal. Add clear photos and the best times to enter the unit. That is the fastest way for us to send a local vendor. Details are on the repair request page.
A few checks can save a trip: plunge a clogged toilet with a firm seal; if the power is out, see whether neighbors are dark and contact the utility; for no hot water, confirm the water-heater setting and any reset the manufacturer describes. For HVAC, check the thermostat mode and temperature, the breaker, a brief power reset, and whether the filter is accessible.
What is an emergency?
If anyone is in immediate danger, call 911 first. Do not wait on a portal ticket.
For maintenance that cannot wait – a severe leak, a gas odor, or something like that – call the office at (954) 860-7493 right away. A portal note alone is not enough for those.
Office hours are Monday-Friday, 9:00 am-4:00 pm. This page does not describe a separate after-hours desk.
Who pays for a repair?
Residents follow the lease. Damelecia does not add a markup to the vendor’s invoice for a managed owner. That does not mean every ticket is an owner expense. If the lease makes the resident responsible, the charge follows the lease.
What we do not do
Where do you manage, and what do you skip?
Long-term residential rentals in Broward County and Boca Raton only. We do not manage Miami-Dade. We do not manage vacation stays, short-term rentals, or Airbnb.
We do not guarantee approval, a move-in date, or a particular rent amount. Smoking of tobacco, marijuana, or any substance is not allowed unless the landlord, Damelecia, or the HOA expressly allows it. Routine repairs still go through the portal. Emergencies still start with 911 or a call to the office, as described above.
Already a resident, or ready to apply?
If you already live in a Damelecia home, use the portal for rent and routine repairs. If you are applying, start with the written qualifications, not this summary.
