What should you charge for rent in Broward County? A 2026 guide

Pricing is the single most expensive decision a landlord makes – and the one most often gotten wrong. Set the rent too high and your property sits vacant while you keep paying the mortgage, taxes, and insurance. Set it too low and you quietly hand back thousands of dollars a year, every year, for the life of the lease.
The real cost of a vacant month
Here’s the math owners underestimate: one empty month costs you roughly 8% of your annual rent. On a $3,000/month property, a single vacant month is $3,000 gone – and it never comes back. Hold out two months chasing an extra $150/month, and you’d need to keep that tenant nearly two years just to break even on the gamble. Vacancy almost always costs more than a modest price cut.
Why “what the neighbor’s place rents for” isn’t enough
Broward is not one market – it’s dozens of micro-markets. A canal-front home in Fort Lauderdale, a Hollywood Beach condo, a gated-community home in Coral Springs, and a 55+ unit in Tamarac follow completely different pricing logic.
A property priced just 5% above its market rate typically takes two to three times longer to lease.
The 5% rule
In our experience across Broward, a well-presented property priced at market leases in roughly two to four weeks. The same property listed 5% high routinely takes 45 to 90 days.
What actually moves your number up
- Condition and presentation. Fresh paint, clean flooring, and professional listing photos can justify real premiums.
- In-demand features. Updated kitchens, in-unit laundry, a fenced yard, garage parking, and water or golf views all pull rent upward.
- Move-in readiness. A property that can be occupied immediately commands more than one with a vague “available soon” date.
