Why Broward and Boca Owners Choose Damelecia Over Other Property Managers
Shopping for property management in Broward County or Boca Raton usually starts the same way: open a few tabs, compare the monthly percent, and pick the lowest number. That shortcut is how owners end up surprised on the first statement.
Damelecia, Inc. is built for owners who want the opposite—a published Gold plan, local accountability, and a year-one cost you can actually model before you sign.
The problem with “cheaper than 10%”
Across Broward County and Boca Raton, many residential managers advertise somewhere from the high single digits into the low teens. Some publish tier menus. Some only quote after a call. A headline of 5.9%, 8%, or 9.9% can still cost more than our 10% Gold plan once you add:
- Setup or onboarding fees
- Lease renewal fees every year the tenant stays
- Vacancy fees or management billed while the home is empty
- Annual inspection charges
- Markups on maintenance invoices
- Optional “resident benefit” or protection packages billed around the owner
Florida’s Chapter 83 landlord–tenant rules govern leases and notices. They do not cap what a manager charges you. Your management agreement does. If the company will not put every line item in writing, the marketing percent is incomplete.
What Damelecia publishes (and sticks to)
On our standard Gold plan, for long-term residential rentals we manage in Broward County and Boca Raton (Silver 8% and Platinum 12% terms are on our pricing page):
- Management: 10% of rent collected (Gold)
- New lease: one month’s rent leasing fee when a new lease is signed
- Renewals: no renewal fee
- Setup: no setup fee
- Maintenance: no markup—vendor invoice cost
- Vacant months: $0 management fee
Illustrative year-one math (not a quote): $2,500/month collected for 12 months → $3,000 management. Add one leasing fee of $2,500 if we place a new tenant that year. Setup, renewal, and markup stay $0. Compare that full picture to any “lower %” package that stacks fees on renewals, setup, or vacancy.
Broker of Record: Melecia Johnson, Florida broker license BK3251569.
How other managers often structure fees (patterns)
Published mid-range % with free renewals. Some full-service firms look similar on paper—roughly 8–10%, one-month leasing, free renewals, $0 until rent is collected. Ask them the same questions we answer in public: maintenance markup, inspection fees, and whether commercial or other products dilute focus.
Tier menus. Compare every tier’s setup, renewal, inspection and vacancy lines, not just the percent. Our three plans are all on the pricing page.
Franchise guarantee menus. Some menus add guarantee products. Guarantees can be valuable—still model renewal year and vacant months.
Quote-only firms. Long-tenured or attorney-led shops may say “competitively priced” and “no fee while vacant” without a public percent. Fair on vacancy; impossible to compare until you have a written proposal.
Damelecia’s advantage is not a secret discount. It is a fee card you can read before the sales call.
Why owners pick Damelecia instead
1. One fee card, not a maze. Our standard Gold plan already sets renewal fees and vacancy charges at $0. Silver (8%) and Platinum (12%) sit on the same published card.
2. Incentives match yours. No maintenance markup means we are not paid more when invoices grow. Vacant months at $0 means empty days cost us too.
3. Broward and Boca focus. Long-term residential only—typically 12-month leases on single-family, townhomes, condos, and 2–4 unit buildings. No other rental type competing for the same desk.
4. Local reach when something breaks. Ask any manager who can be on site the same day in Fort Lauderdale, Plantation, Pembroke Pines, Coral Springs, Weston, Hollywood, Parkland, or Boca Raton—not only who answers a national phone tree.
5. Clear leasing math. One-month leasing fee on a new lease; no renewal fee on Gold or Platinum when a good tenant stays. Turnover years and renewal years are easy to model separately.
6. Licensed brokerage, named broker. You know who carries the license and where the office sits: Plantation, Florida.
When Damelecia may not be the fit
We are not the cheapest headline percent in every ad auction. If you only shop the lowest advertised %, another firm’s basic plan may look better until renewals and setup are counted. We also manage long-term residential rentals only. Second homes without a tenant belong under Home Watch, not the rental management plans.
A five-minute checklist before you sign with anyone
- Get every fee line in the agreement, not only the marketing percent.
- Model one turnover year and one renewal year.
- Confirm vacant-month billing in writing.
- Confirm maintenance is invoice cost or markup.
- Confirm leasing and renewal triggers.
- Confirm the company covers your city (Broward and/or Boca).
- Confirm the Florida broker of record.
If another company’s written proposal beats Damelecia on that full checklist for your address, hire them. Most owners who run the checklist—not just the headline %—end up preferring a flat, published 10%.
Bottom line
Choose Damelecia when you want Broward and Boca management that is simple to audit on our Gold plan: flat 10% of rent collected · one-month leasing fee on a new lease · no renewal fee · no setup · no maintenance markup · vacant months $0.
