homes, Hallandale Beach is overwhelmingly a condominium city — 

over 1,180 condos currently for sale, against only ~70 

single-family homes and townhomes. This makes it the most 

condo-dense rental market in Broward.


For property owners, this means owning a Hallandale Beach 

rental is fundamentally different from owning rentals in other 

Broward submarkets. The tenant pool skews seasonal and 

snowbird-heavy. HOA dynamics drive nearly every aspect of 

tenant placement. Building rules vary widely between 

oceanfront luxury towers (Hemispheres, Parker Plaza, Olympus) 

and the dominant rental-friendly communities like Three 

Islands. Marketing has to match the unit's specific building, 

floor, and view.


The city sits strategically between Miami and Fort Lauderdale, 

just minutes from Aventura Mall, Gulfstream Park (one of South 

Florida's largest entertainment destinations with horse racing 

and casino), and FLL airport. This location gives Hallandale 

Beach a distinct tenant pool: snowbirds escaping northern 

winters (December-April), full-time renters priced out of 

Aventura and Miami Beach, Gulfstream Park employees, casino 

and hospitality workers, and international investors maintaining 

US residency.

What's the seasonal vs. annual rental decision?

Hallandale Beach has a substantial snowbird market (December-April high season). Annual leases generate steadier income with less management complexity. Seasonal rentals (typically 3-6 month leases) can generate 20-40% premiums during peak season but with more turnover, vacancy gaps, and HOA scrutiny — many Hallandale HOAs cap or restrict short-term 

rentals. We focus exclusively on long-term residential management (12-month annual leases minimum); we do not manage Airbnb-style short-term rentals or seasonal turnover operations.


How strict are the HOAs in Hallandale Beach condos?

Among the strictest in Broward. Almost every Hallandale Beach 

condo is governed by an HOA with detailed rental application 

processes, board approval requirements, lease term minimums 

(many require 12 months), application fees ($150-$400+ per 

applicant), and rental caps that limit what percentage of 

units in a building can be rented. Three Islands' major buildings have well-defined rental policies; oceanfront luxury towers vary widely. We coordinate HOA paperwork start-to-finish 

and have learned each major building's specific requirements 

through years of placement work.


What about flood zones and the new flood disclosure law?

Hallandale Beach has substantial flood zone exposure — most 

oceanfront and Intracoastal-adjacent properties are in flood 

zones with related insurance considerations. As of October 1, 

2025, Florida law (HB 837) requires landlords to provide flood 

risk disclosures for residential leases longer than one year. 

We include the required disclosure in every Hallandale Beach 

lease we execute and help owners understand what disclosure 

applies to their specific property.


How long does it take to place a tenant in Hallandale Beach?

For competitively priced, well-maintained Hallandale Beach 

condos, our average time-to-lease is 21-45 days — slightly 

longer than typical Broward properties due to HOA approval 

timelines (typically 2-4 weeks once an application is 

submitted). Properties priced 5%+ above market take 60-120 

days. Snowbird-friendly buildings see strongest leasing demand 

August-November (signing for the December season).
