DAMELECIA® INC. LEASING QUALIFICATIONS
At Damelecia® Inc., we strive to create a safe and welcoming community for all our residents. To ensure a successful leasing experience, all applicants must meet the following qualifications:
1. Income Requirements
- Applicants must have a verifiable gross monthly income of at least two-half (2.5) times the monthly rent.
- Acceptable forms of income verification include recent pay stubs, tax returns, or official employment offer letters.
2. Credit History
- All applicants will be subject to a credit check (18 years or older). A minimum credit score of 640 is required. However, the landlord or Homeowner's association HOA may require a different credit score.
- No bankruptcy in the past five (5) years that has not been discharged/released.
- Applicants with a history of unpaid debts, collections, or significant negative credit history may be subject to denial or require additional deposits.
3. Rental History
- Applicants must provide a rental history for the past three (3) years, including contact information for previous landlords.
- No evictions in the rental history.
- No collections from past landlords.
- A positive rental history with no lease violations is required.
4. Criminal Background Check
- A criminal background check will be performed for all applicants. (18 years or older)
- No felonies of illegal manufacture or distribution of a controlled substance in the last seven (7) years.
- No felonies resulting in bodily harm or intentional damage or destruction of property (e.g., arson), regardless of age.
- No sexual-related offenses.
5. Employment Verification
- Proof of stable employment for at least the past three (3) months is required.
- Self-employed applicants must provide recent tax returns or bank statements.
6. Occupancy Limits
- Occupancy is limited to two (2) persons per bedroom, except where local law dictates otherwise.
7. Pet Policy
- If pets are allowed, no aggressive breeds are permitted. Please refer to our breed restriction list.
- Pet restrictions may apply as to the type and number of animals.
- A pet deposit and monthly pet fee may be required.
8. No Smoking Policy
- Smoking of tobacco, marijuana, or any other substance is strictly prohibited anywhere on the property unless explicitly permitted by the Landlord, Damelecia Property Management, or the Homeowners Association (HOA).
9. Application Fee
- A non-refundable application fee of $150 per applicant is required upon submission of the application.
10. Co-Signer Policy
- Co-signers are permitted for applicants who do not meet income or credit requirements. Co-signers must meet all criteria and sign the lease agreement.
11. HOA Compliance
- Tenants must read and agree to abide by the Homeowners' Association (HOA) rules where applicable.
12. Fair Housing Compliance
- Damelecia® Inc. adheres to all Federal Fair Housing Laws and does not discriminate based on race, color, religion, sex, handicap, familial status, or national origin.
13. Additional Requirements
- Additional documentation or conditions may be required on a case-by-case basis.

RENTAL REQUIREMENTS
To be considered for rental at a Damelecia® property, the following requirements must be met:
- Application Fee: A non-refundable $150 fee for each adult (18 years or older). To evaluate rental applications thoroughly, Damelecia®, Inc. invests in processing costs such as credit checks, criminal background reports, and administrative tasks. We appreciate your understanding as we maintain a fair and efficient screening process for all applicants.
- Background Checks: A nationwide criminal and credit check (excluding medical debt, student loans, and foreclosures) is conducted for each adult applicant. Negative reports may result in the denial of an application.
- Identification: Each adult applicant must provide a valid government issued photo ID with a current address, such as a driver's license or passport.
- Income Verification: Combined monthly income must be at least two-half (2.5) times the monthly rent of the desired property. Applicants must provide three (3) recent pay stubs or formal written verification from their employer. Self-employed applicants should provide a Schedule C (Form 1040) or 1099 to verify gross income for the most recent year.
- References: We may contact current and/or previous landlords. A positive reference is required for consideration.
- Occupancy Guidelines:
- One-bedroom apartments: Maximum of two (2) people + one additional person.
- Two-bedroom apartments: Maximum of four (4) people + one additional person.
- Three-bedroom apartments: Maximum of six (6) people + one additional person.
(Exception: An infant under six months is not counted in the occupancy limits.)
Please note that this policy does not guarantee that other residents or occupants have no criminal history. Our verification is limited to information provided by third-party sources.
- Application Validity: Approved applications are valid for thirty (30) days from the approval date. If a lease is not signed and the applicant does not occupy the property within this period, a new application and fee will be required.
- Processing Time: Application processing typically takes 24-72 business hours. The property will remain available for rent until the application is fully approved, a lease is signed, and a security deposit is paid.
- Property Condition: All properties are leased in their current condition unless otherwise agreed upon at the time of application. All units will be professionally cleaned, painted, and have necessary maintenance performed.
- Lease Term: All units are leased on a 12-month basis unless specified otherwise.
RENTAL APPLICATION CHECKLIST
Ensure all the following items are submitted together for processing:
- Non-refundable $150 Application Fee for each adult (18 years or older).
- Fully completed and signed Application to Rent for each adult (18 years or older).
- Valid photo ID for each adult (18 years or older).
- Three (3) recent paycheck stubs or written income verification as noted above for each adult applicant.
ADDITIONAL INFORMATION
- Submission: Applications are processed at the Damelecia® location. Submit completed applications and required documents via fax at (954) 337-0780, email at damelecia@gmail.com, or mail to Damelecia, Inc., 8201 Peters Rd Ste #1000, Plantation, FL 33324.
- Processing Order: Applications are processed in the order they are received, with fully completed applications being prioritized.
- Deposit: A minimum deposit is required within two days of approval notice to hold the property.
- Payment Methods: Application fees and rent payments must be made via electronic payment (Zelle to damelecia@gmail.com), application portal, or wire transfer. One month's rent and security deposit must be paid via certified funds (cashier’s check or money order).
PET POLICY
General Policy:
No pets are allowed without prior written permission from the landlord or Damelecia®. If pets are approved, a refundable pet deposit of $500 is required, provided there is no damage to the property.
Restricted Breeds of Dogs:
The following dog breeds are strictly prohibited, regardless of temperament or training:
- Pit Bull Terrier
- Rottweiler
- German Shepherd
- Doberman Pinscher
- Chow Chow
- Akita
- Chihuahua
- Dachshund
- Bullmastiff
- Boxer
Restricted Reptiles and Amphibians:
The following reptiles and amphibians are not allowed:
- Large or venomous snakes
- Iguanas and large lizards
- Crocodilians
- Invasive species
- Turtles and tortoises
Fish Policy:
- Fish tanks must not exceed 20 gallons in capacity.
- Predatory fish, such as piranhas, are strictly prohibited.
Other Restricted Animals:
The following animals are also prohibited:
- Skunks
- Raccoons
- Squirrels
- Monkeys
Note: The list of restricted animals is not exhaustive and may change at the discretion of the landlord or Damelecia®.
APPLICATION APPROVAL PROCESS
The review and approval of rental applications typically require up to three business days after receiving a fully completed application and all necessary documents for each adult resident. Please keep in mind that weekends and holidays may extend processing times.
Once the application is approved, lease agreements will be prepared and signed immediately. If the property falls under the rules of a Homeowner's Association (HOA), applicants must submit a separate application to the HOA and pay any applicable fees. The approval timeline for HOAs can differ, so applicants should confirm the specific process with the HOA directly.
