Hollywood Property Management

Colorful lifeguard tower on a sunny beach with palm trees and a calm ocean.

Property management for Hollywood Beach condos, Hollywood Hills single-family homes, Emerald Hills luxury, and the Downtown Hollywood arts district — Broward's beach + downtown rental market.

Property management for Hollywood’s beach and downtown rentals

Hollywood is one of Broward County's most distinctive rental

markets — and one of its largest, with approximately 153,000

residents across 30+ square miles. Most Broward cities are

either beach communities, downtown communities, or suburban

residential. Hollywood is all three at once.

Hollywood Beach contains 5+ miles of Atlantic coastline, the

2.5-mile Hollywood Beach Broadwalk (one of America's Best

Beach Boardwalks per Travel + Leisure), and a robust condo

market driven by tourism, snowbirds, and seasonal renters.

Downtown Hollywood centers on Young Circle and the Artspark,

hosting a vibrant arts and dining district with year-round

festivals and walkable urban living. And inland Hollywood

contains established residential neighborhoods like Hollywood

Hills, Emerald Hills, and Hollywood Lakes serving family and

professional tenants.

For property owners, this triple character means a remarkably

diverse tenant pool: beach renters and snowbirds, downtown

arts-and-culture renters, families relocating for inland

neighborhoods near Memorial Regional Hospital, healthcare

professionals at Memorial, hospitality workers at the Seminole

Hard Rock Hotel and Casino corridor, and Tri-Rail commuters

working in Miami or Fort Lauderdale.

But each Hollywood submarket rents differently. A Hollywood

Beach oceanfront condo doesn't rent like a Hollywood Hills

single-family home. An Emerald Hills luxury rental serves a

different tenant than a Downtown Hollywood arts-district

apartment. Marketing, pricing, and tenant matching all shift

based on submarket.

Damelecia, Inc. has been managing Broward County rentals since

2007. We understand Hollywood's beach + downtown + suburban

triple character and how to position properties for each

specific submarket.

What Hollywood property owners ask us most

How much can I rent my Hollywood property for?

Hollywood's average rent is approximately $2,792/month for all

property types, with significant variation by neighborhood. By

property type: studios run $1,389-$1,700/month, one-bedrooms

$1,667-$2,100/month, two-bedrooms $2,315-$2,772/month, three-bedrooms $3,000-$3,827/month. By neighborhood: **Hillcrest** $3,412 (most expensive 1BR average), **Oakwood** $2,751, **Hollywood Beach** $2,550, **Hollywood Central Business District** $2,943, **Park East** $2,282, **Royal Poinciana** $1,795-$2,250 (most affordable). Single-family homes in Hollywood Hills, Emerald Hills, and inland neighborhoods

typically rent $3,000-$5,500. Premium Hollywood Beach condos

and Emerald Hills luxury can reach $5,000-$10,000+/month. We

pull comps for your specific neighborhood and property type —

not citywide averages.

What drives Hollywood rental demand?

Five things, in order of impact: (1) Memorial Regional Hospital

(one of Broward County's largest employers, located in

Hollywood Hills) drives steady healthcare-professional rental

demand; (2) Hollywood Beach and tourism — beach condos serve

year-round and seasonal markets; (3) Seminole Hard Rock Hotel

and Casino (just south of Hollywood in unincorporated Broward)

employs thousands; (4) Downtown Hollywood arts and entertainment district draws creative-class renters; (5) Tri-Rail Hollywood Station provides commuter access to Miami and Fort Lauderdale, attracting professionals priced out of either city.

What's the difference between Hollywood neighborhoods?

Hollywood has 49 named neighborhoods — more than almost any

Broward city. Major submarkets: **Hollywood Beach** (oceanfront

condos, premium tourist-driven pricing); **Hollywood Lakes**

(scenic lakeside, walkable to beach); **Hollywood Hills**

(largest inland residential area, near Memorial Regional

Hospital); **Emerald Hills** (luxury, near TY Park and The

Club at Emerald Hills); **Hillcrest** (mid-rise condos, near

Hard Rock); **Downtown Hollywood / Young Circle** (arts

district, walkable urban); **North Beach** (quieter, near

Hollywood North Beach Park); **Hollywood Central** (Tri-Rail

station area). More affordable: **441 Corridor**, **Boulevard

Heights**, **Driftwood Acres**, **Liberia**.

How long does it take to place a tenant in Hollywood?

For a competitively priced, well-maintained Hollywood property,

our average time-to-lease is 14-30 days. Properties priced 5%+

above market take 45-90 days. Hollywood Beach condos may have

slightly different patterns due to seasonal snowbird demand

(strongest December-April). Hollywood Hills and inland

neighborhoods follow more standard year-round patterns with

slight increases around back-to-school season.

What about hurricane prep, flood zones, and emergency  response?

Hollywood has substantial coastal flood zone exposure —

Hollywood Beach, North Beach, and parts of Hollywood Lakes are

in flood zones with related insurance considerations. Our

pre-hurricane checklist covers impact windows, gutters, tree

trimming, pool equipment, and (for beach condos) balcony

furniture securing. AC failures get same-day response. Our

24/7 emergency line dispatches local Broward County vendors —

not call centers in another state.

We focus on the residential investor market and don't manage commercial property, large multifamily complexes, vacation/short-term rentals (including Airbnb), or HOA boards.

How our Hollywood property management works

1. Free Hollywood rental analysis. We tour your property, pull neighborhood-specific comps within your immediate area (Hollywood Beach pricing differs significantly from Hollywood Hills), and quote a defensible rent range based on what's

actually leasing right now in your specific submarket.

2. Marketing built for Hollywood's diverse tenant pool. Professional photography, syndicated listings on Zillow, Apartments.com, Realtor.com, MLS, and our site. For beach

condos, we emphasize ocean access, balcony views, and proximity to the Boardwalk. For inland properties, we emphasize school zones, hospital proximity, and Tri-Rail access.

3. Tenant screening for Hollywood's diverse renter base. Credit, criminal background, eviction history, employment verification (2.5x rent minimum), prior landlord references,

HOA-board application coordination when required. We screen healthcare professionals, hospitality workers, beach renters, and family tenants with the same rigor — application process flexes to tenant profile.

4. Lease execution and move-in. Florida-compliant lease, security deposit handling per F.S. 83.49, documented move-in inspection with photos, dock or beach access documentation

where relevant, HOA orientation packet provided when applicable.

5. Ongoing management. Online rent collection, monthly financial reporting via owner portal, vetted local Hollywood maintenance vendors, annual inspections, lease renewal

negotiations, end-of-year tax statements (1099 prepared).

About Hollywood — beach, downtown, and suburbs

Hollywood was founded in 1925 by California real-estate developer Joseph Wesley Young, who envisioned a "Hollywood by the Sea" — borrowing the name from California's Hollywood. Young laid out the city around Young Circle (named after him) and the wide

Hollywood Boulevard, designing what would become one of South Florida's most distinctive urban grid plans. The city survived the 1926 Miami hurricane and the Great Depression, and grew steadily into the 153,000-resident city it is today.

For property owners, four things make Hollywood a distinctive

rental investment market:

Beach + downtown dual character. Few South Florida cities combine substantial beach access AND a walkable downtown with genuine arts and dining culture. Hollywood does both. This gives the rental market natural diversification — beach condos

serve different tenant pools than downtown apartments, but both segments stay healthy through different economic cycles.

Memorial Regional Hospital. One of Broward County's largest employers, with thousands of physicians, nurses, and support staff who often choose to live in nearby Hollywood Hills,

Hollywood Lakes, or Emerald Hills. This is a stable, high-income tenant pool with consistent year-round demand.

Tri-Rail Hollywood Station. Hollywood is one of the few Broward cities with a major commuter rail station, providing direct rail access to Miami International Airport, downtown

Miami, and Fort Lauderdale. This makes Hollywood uniquely attractive to professionals working in Miami who want lower rents — a tenant pool no inland Broward city can capture.

Diverse housing stock. Hollywood contains 49 named neighborhoods spanning $1,400/month studios to $10,000+/month luxury beachfront condos. This range gives investors flexibility to enter the market at multiple price points and build diversified portfolios within a single city.

The city is anchored by Hollywood Beach Broadwalk (5+ miles of coastline, ranked one of America's Best Beach Boardwalks), the Margaritaville Hollywood Beach Resort, the Hollywood Beach Theatre, Young Circle and the Artspark, the Downtown Hollywood

Mural Project, TY Park, and 60+ city parks. Major thoroughfares include I-95, A1A coastal route, Hollywood Boulevard, Federal Highway, Sheridan Street, and Hallandale Beach Boulevard. Approximately 47% of Hollywood households are renter-occupied —

among the higher renter shares in Broward, signaling deep rental market demand.

Why Hollywood owners choose Damelecia

Local — managing Broward County rentals since 2007.

Damelecia has been operating in Broward County for years. We're not a national franchise. When you call, you reach an actual owner of the company.

Hollywood submarket fluency.

Beach condos, Hollywood Hills single-family, Emerald Hills luxury, and Downtown Hollywood arts district apartments each require different tenant pools and marketing approaches. We

adjust for the property — not treat every Hollywood rental the same.

Built by investors.

Damelecia started as a real estate investment company before becoming a property management firm. We manage your property the same way we'd manage our own — because we still do.

Transparent fees.

Management fee starting at ten percent. No setup fees. No markup on maintenance. Pricing published upfront.
