Property management for Oakland Park’s character-rich rentals
Oakland Park sits in a strategically valuable spot in Broward
County's rental landscape. Tucked between Fort Lauderdale and
the Atlantic coast, just minutes from Wilton Manors' Wilton
Drive nightlife, Oakland Park offers something most Broward
cities can't: distinct character, affordable rents relative to
Fort Lauderdale, and an active downtown redevelopment that's
transforming the city's rental appeal.
For property owners, this means a tenant pool that specifically
chose Oakland Park — renters priced out of Fort Lauderdale who
still want walkable neighborhoods, mid-century homes with
character, easy I-95 access, and proximity to South Florida's
LGBTQ+-friendly community in adjacent Wilton Manors. Many
Oakland Park renters become long-term tenants because they've
found exactly what they wanted.
But Oakland Park's submarkets rent very differently. A
mid-century home in Coral Heights attracts a different tenant
than a canal-front property in Royal Palm Acres or a downtown
condo near Funky Buddha Brewery. Marketing, pricing, and
tenant matching all shift based on the property's specific
character.
Damelecia, Inc. has been managing Broward County rentals since
2007. We understand Oakland Park's neighborhoods, the downtown
redevelopment dynamics, and the renters who specifically choose
Oakland Park over neighboring cities.

Oakland Park has one of the more interesting origin stories in
South Florida. Originally incorporated in 1925 as the Town of
Floranada — a portmanteau of "Florida" and "Canada," named by
real estate developers hoping to attract Canadian winter
residents — the city went bankrupt during the Great Depression
and reincorporated in 1929 as Oakland Park, named for the oak
trees lining its streets. Today, Oakland Park spans 9 square
miles, home to approximately 44,000 residents, and is preparing
for its 2029 centennial celebration.
For property owners, four things make Oakland Park a distinctive
rental investment market:
Affordability vs. neighbors. Oakland Park is sandwiched
between Fort Lauderdale and Wilton Manors — both significantly
more expensive rental markets. With 1-bedroom average rents at
$1,871-$1,904, Oakland Park offers nearly identical lifestyle
access at substantially lower entry costs. This drives
consistent rental demand from renters who want Fort Lauderdale
or Wilton Manors lifestyle without Fort Lauderdale or Wilton
Manors prices.
Active downtown redevelopment. Oakland Park's downtown
district is in the middle of one of Broward County's most
ambitious redevelopment efforts. New apartment complexes,
walkable retail, and lifestyle anchors like Funky Buddha
Brewery (the craft beer institution that opened in 2013) are
transforming the city's character. Plans include a future
commuter rail station along the Florida East Coast Railway,
which would dramatically improve property values when
completed.
No-HOA neighborhoods. Unlike many Broward cities where
nearly every property is HOA-governed, Oakland Park contains
substantial no-HOA neighborhoods — particularly North Andrews
Gardens. For investors, no-HOA properties offer flexibility in
tenant selection, lease terms, and property modifications that
HOA-governed properties don't allow.
Strategic location. Oakland Park sits along I-95 with quick
access to Fort Lauderdale-Hollywood International Airport,
downtown Fort Lauderdale, Wilton Manors, and Pompano Beach.
Renters can commute easily without the higher rents of cities
closer to those employment centers.
Oakland Park's housing stock is diverse: 1960s-1970s ranch-style
homes and bungalows west of Dixie Highway; newer two- to
three-story townhouses and downtown condos east of Dixie. About
58% of Oakland Park households are renter-occupied — among the
highest in Broward County, signaling a deep, established rental
market.
How much can I rent my Oakland Park property for?
Oakland Park's average apartment rent is approximately $1,871-$1,904/month for one-bedrooms — among the more affordable in central Broward and notably below Fort Lauderdale's averages. By property type: studios run $1,500-$1,700/month, two-bedroom
apartments $2,200-$2,800, and three-bedroom homes $2,800-$3,800. Single-family homes in Coral Heights typically rent $3,000-$4,500. Canal-front properties in Royal Palm Acres can command $4,000-$6,000+. We pull comps for your specific neighborhood — not citywide
averages.
What drives Oakland Park rental demand?
Five things, in order of impact: (1) Fort Lauderdale affordability gap — renters priced out of Fort Lauderdale who want similar walkability and lifestyle at lower rents; (2)
Wilton Manors proximity — Oakland Park residents are minutes from Wilton Drive's restaurants, bars, and nightlife; (3) downtown redevelopment — the city is actively building out a walkable downtown district along Dixie Highway; (4) Funky Buddha Brewery and the local food/arts scene drives lifestyle appeal; (5) I-95 corridor access — easy commutes to Fort
Lauderdale, downtown jobs, or Pompano Beach.
What's the difference between Oakland Park neighborhoods?
Oakland Park is roughly divided by Dixie Highway. **West of Dixie:** older one-story ranch-style homes and bungalows from the 1960s and 1970s established neighborhoods like North
Andrews Gardens, Coral Heights, and Floranada. Lower price points, no-HOA freedoms, mid-century character. **East of Dixie:** newer two- to three story townhouses, downtown condos near Funky Buddha and the redevelopment corridor, and canal-front properties in Royal Palm Acres. Higher rents, more modern construction.
How long does it take to place a tenant in Oakland Park?
For a competitively priced, well-maintained Oakland Park property, our average time-to-lease is 14-30 days. Properties priced 5%+ above market take 45-90 days. Oakland Park's
proximity to Wilton Manors and Fort Lauderdale draws year-round renters, so leasing patterns are less seasonal than some Broward cities.
What about hurricane prep, flood zones, and emergency response?
Oakland Park has substantial flood zone exposure — particularly along canal-front properties in Royal Palm Acres and lower-lying sections of Coral Heights. Flood insurance is a real
consideration for many properties. Our pre-hurricane checklist covers impact windows, gutters, tree trimming (Oakland Park's namesake oak trees are distinctive and require careful maintenance), and pool equipment. AC failures get same-day response.

1. Free Oakland Park rental analysis. We tour your property, pull neighborhood-specific comps within your immediate area (Coral Heights pricing differs significantly from downtown condos), and quote a defensible rent range based on what's
actually leasing right now in your specific submarket.
2. Marketing built for Oakland Park's tenant pool. Professional photography, syndicated listings on Zillow, Apartments.com, Realtor.com, MLS, and our site. We position
properties to attract the right tenant — lifestyle renters priced out of Fort Lauderdale, Wilton Manors-adjacent renters, or first-time renters drawn to no HOA neighborhoods like North Andrews Gardens.
3. Oakland Park tenant screening. Credit, criminal background, eviction history, employment verification (2.5x rent minimum), prior landlord references, and HOA-board
application coordination for properties in HOA-governed
communities.
4. Lease execution and move-in. Florida-compliant lease, security deposit handling per F.S. 83.49, documented move-in inspection with photos, dock and seawall documentation for
canal-front properties.
5. Ongoing management. Online rent collection, monthly financial reporting via owner portal, vetted local Oakland Park maintenance vendors, annual inspections, lease renewal
negotiations, and end-of-year tax statements (1099 prepared).
