Property management for Weston’s luxury rental market
Weston is Broward County's premier luxury rental market. With a
median rent of $4,500/month — 36% higher than Pembroke Pines
and 135% higher than the national average — Weston is a
fundamentally different rental market from any other Broward
city. Median home values exceed$957,000. Individual neighborhoods like Windmill Ranch Estates rent at $5,250/month average. The Estates of Swan Lake reach $5,500. Isles at Weston run $5,200.
For property owners, this means owning a Weston rental is
fundamentally different from owning rentals in lower-priced
Broward submarkets. The tenant pool is more discerning. The HOA
landscape is uniformly strict. Maintenance standards are higher.
Marketing has to match the property's price point. And the
right tenant for a $5,000+/month luxury home isn't found by
posting a generic Zillow listing.
Damelecia, Inc. has been managing Broward County rentals since
2007. We understand Weston's master-planned community
architecture, the corporate-corridor tenant pool, and what it
takes to position luxury homes for the right tenants —
relocating Cleveland Clinic Florida physicians, IBM and Andrx
executives, international investors with Latin American family
ties, and high-income families relocating for A-rated schools.

Weston is unlike any other Broward County city. While most
South Florida communities developed organically over decades,
Weston was master-planned and built almost entirely by Arvida —
the developer behind Boca Raton's Mizner Park and other premier
South Florida communities — beginning in the late 1980s. Today,
Weston is home to approximately 70,000 residents, 21,400+
housing units, and a median home value of $957,000.
For property owners, four things make Weston a strong rental
investment market:
Cleveland Clinic Florida. Cleveland Clinic's main Florida
campus is in Weston, employing thousands of physicians, nurses,
researchers, and administrators. Many relocate to South Florida
specifically for Cleveland Clinic positions and become long-term
luxury renters in Weston. This is one of the most stable,
high-income tenant pools in any Broward submarket.
Weston Park of Commerce. The corporate office park hosts
satellite operations for IBM, Andrx Pharmaceuticals, Tractor
Supply Co., Ultimate Software (now UKG), Royal Caribbean, and
others. Senior corporate staff and relocating executives drive
consistent rental demand for premium properties.
A-rated schools. Weston's public schools — Falcon Cove
Middle, Cypress Bay High, Manatee Bay Elementary, and others —
are among Florida's highest-rated. Families with school-age
children specifically relocate for Weston's school zones, often
willing to pay 20-30% premium rents to access them.
Master-planned community architecture. Most Weston
neighborhoods were designed and built as cohesive units —
consistent architecture, quality landscaping, planned amenities,
and active HOAs maintaining standards. This translates directly
to property value retention and the kind of long-term tenants
who value community character.
Weston spans roughly 27 square miles between Pembroke Pines,
Sunrise, and the Everglades, with quick access to I-75 (Sawgrass
Expressway connects within minutes), I-595, and the Florida
Turnpike. Tenants commute easily to Fort Lauderdale (20-25
minutes), Doral and Miami-Dade (25-35 minutes), or northern
Broward business corridors. About 22-30% of Weston households
are renter-occupied — a smaller but uniformly higher-income
rental market than most Broward cities.
How much can I rent my Weston property for?
Weston's median rent is approximately $4,500/month for all property types — among the highest in Broward County. Apartments average $2,395, condos $2,525, and houses $4,100/month. By neighborhood: **Bonaventure** $2,600 (most affordable), **Country Isles** $3,200, **Park of Commerce** $4,600, **Weston Park of Commerce** $5,200, **Isles at Weston** $5,200, **Windmill Ranch Estates** $5,250, **Estates of Swan
Lake** $5,500. Luxury single-family homes in Weston Hills, Windmill Reserve, and Botaniko can rent for $7,500-$15,000+ depending on size, finish, and amenities. We pull comps for
your specific neighborhood and property type — not citywide averages.
Who actually rents in Weston?
Weston's luxury rental market draws from a specific, employment-anchored pool: (1) Cleveland Clinic Florida physicians and senior staff (the hospital has its main Florida
campus in Weston); (2) corporate executives and senior management at companies in the Weston Park of Commerce — including Andrx Pharmaceuticals, IBM operations, and other
Fortune 500 satellites; (3) high-income families relocating for Weston's A-rated public schools; (4) international investors and second-home owners, particularly Latin American families maintaining U.S. residency; (5) attorneys, healthcare professionals, and finance executives commuting to Fort Lauderdale, Miami, and Doral via I-75 and I-595.
How strict are Weston's HOAs?
Among the strictest in Broward County. Almost every Weston neighborhood is HOA-governed under standards originally established by master developer Arvida in the 1980s-1990s, and those standards still apply. Most Weston HOAs require board-
approved tenant applications, 12-month minimum lease terms, landscape and exterior compliance, and substantial application fees ($200-$400+ per applicant). Some neighborhoods cap the percentage of rentals allowed. We coordinate HOA paperwork
start-to-finish — and have learned each major Weston HOA's specific requirements through years of placement work.
How long does it take to place a Weston tenant?
For luxury Weston rentals, expect 21-45 days for the right tenant, occasionally longer for premium properties above $8,000/month. The luxury market moves more deliberately than
mid-market Broward — qualified tenants take time to evaluate and HOA approvals add 2-4 weeks. The tradeoff: tenants who do sign typically stay 2-4+ years, with significantly lower
turnover than mid-market properties. Pricing is the largest variable; properties priced 5-10% above true market take substantially longer.
What about hurricane prep, flood zones, and emergency response?
Weston's inland location offers less hurricane wind exposure than coastal cities, and most master-planned communities sit on elevated ground above flood zones. Premium properties have higher maintenance demands, however — pool equipment,
landscaping, irrigation, automated systems, and sometimes premium finishes that require specialty vendors. Our pre-hurricane checklist covers impact windows, generator
service, gutters, tree trimming (mature canopy in established neighborhoods), and pool/spa equipment. Same-day response on emergencies. 24/7 line dispatches local Broward County vendors — not call centers in another state.

1. Free Weston rental analysis. We tour your property, pull neighborhood-specific comps within your community or a half-mile radius, and quote a defensible rent range based on what's actually leasing right now. Weston comp pulls require careful analysis — averages can be misleading because the city contains both $2,600/month condos and $15,000/month estates.
2. Marketing built for luxury Weston buyers. Professional photography, syndicated listings on Zillow, Apartments.com, Realtor.com, MLS, and our site. Luxury Weston rentals require
higher-quality photography, expanded property descriptions, floor plans, and sometimes virtual tours to attract qualified tenants who shop from out of state.
3. Premium tenant screening for Weston's discerning market. Credit (700+ standard for luxury homes), criminal background, eviction history, employment verification (3-4x rent minimum typical for premium properties), prior landlord references, income documentation review, and HOA-board application coordination. International tenants require additional documentation
review.
4. Lease execution and move-in. Florida-compliant lease, security deposit handling per F.S. 83.49 (often 2x rent for luxury homes), documented move-in inspection with detailed
photos, HOA orientation packet, smart-home and amenity walkthrough for premium properties.
5. Ongoing management. Online rent collection, monthly financial reporting via owner portal, vetted local Weston maintenance vendors (including specialty vendors for pool, landscape, smart-home, and luxury finish work), annual inspections with detailed condition documentation, lease renewal negotiations (Weston tenants frequently renew 2-4 times), and end-of-year tax statements (1099 prepared).
Luxury market fluency.
Weston's market doesn't work like generic Broward property
management. Premium pricing, stricter HOAs, more discerning
tenants, and longer lease cycles all require a different
approach. We've adapted.
