Tenant Maintenance Troubleshooting Guide
Before Submitting a Repair Request
We understand that maintenance issues can be inconvenient. Before reaching out, please review the troubleshooting steps below—you might be able to resolve the issue quickly on your own.
Common Troubleshooting Tips
1. Clogged Toilet
A clogged toilet is often a simple fix you can handle yourself.
How to Unclog Your Toilet:
Get a Plunger: If you don't have one, you can purchase one at any local hardware store.
Create a Seal: Firmly press the plunger over the toilet drain to form a tight seal.
Plunge: Pump the plunger up and down rapidly to dislodge the blockage.
Test the Drainage: Once the water starts to drain properly, the clog is cleared.
Important: Do not flush the toilet repeatedly if it's clogged, as this may cause it to overflow.
2. Electrical Outages
Electrical outages are usually caused by issues with the local power grid, such as storms or maintenance work.
What to Do:
Check with Neighbors: Determine if the outage is affecting others in your area.
Contact Your Utility Provider: Report the outage and get updates on restoration times.
3. No Hot Water
If you're not getting hot water, the water heater might need attention.
Troubleshooting Steps:
Locate the Water Heater: Find the unit within your rental property.
Check Settings: Ensure the temperature is set correctly and all indicators appear normal.
Reset If Necessary: Some units have a reset button—follow the manufacturer's instructions.
Wait and Test: After making adjustments, wait 20–30 minutes before testing the hot water again.
4. HVAC System Not Working
If your heating or cooling system isn't operating correctly:
Steps to Follow:
Inspect the Thermostat: Ensure it's set to the desired temperature and mode (heating or cooling).
Check the Power: Make sure the system is receiving power and the circuit breaker hasn't tripped.
Reset the System: Turn the HVAC system off, wait a few minutes, then turn it back on.
Replace Filters: Dirty filters can hinder performance. If accessible, check and replace them if needed.
Monitor Performance: Observe if the system resumes normal operation after resetting.
