Tamarac was originally developed in the early 1960s as one of South Florida's first master-planned 55+ communities. That legacy still shapes the city's rental market today. With roughly 71,000 residents and a median age noticeably higher than most Broward cities, Tamarac is home to some of the largest age-restricted communities in the county — including Kings Point, Mainlands, Woodmont, Westwood, Sands Point, and dozens of smaller 55+ subdivisions.


For owners, that creates a very specific management challenge. Age-restricted communities have strict tenant qualifications that aren't negotiable: minimum occupant age (typically one resident must be 55+), no children as permanent residents in most communities, board-approved lease applications, minimum lease terms (often 1 year, sometimes longer), background checks beyond the standard tenant screen, and interview requirements before approval. Get any of these wrong and the application gets rejected — costing you weeks of vacancy and an upset prospective tenant.

Are there lease minimums in Tamarac 55+ communities?
