How applying works

Four steps from online application to a signed lease. Most complete applications receive a decision in 24-72 business hours.

Steps 01-02

Apply and screen

  • Apply online – each adult completes an application and pays the $150 fee.
  • We screen – nationwide criminal and credit checks, income, and rental history.

Decision and lease

  • Decision in 24-72 hours – up to three business days after a complete application is received.
  • Sign and secure – approved applicants sign the lease and pay the deposit to hold the home.

Screening

Leasing qualifications

Every adult applicant (18+) is screened to the same written standard under Fair Housing law.

  • Age – all applicants must be at least 18.
  • ID – valid government-issued photo ID.
  • Income – 2.5x rent – combined monthly income must be at least 2.5 times the monthly rent. Provide three recent pay stubs or written employer verification. Self-employed: Schedule C (Form 1040) or 1099 for the most recent year.
  • Credit and background – credit and nationwide criminal checks for each adult. Negative reports (excluding medical debt, student loans, and foreclosures on the credit side as noted in our criteria) may result in denial.
  • Rental history – we may contact current and previous landlords; a positive reference is required for consideration.
  • Occupancy – 1-bedroom: up to 2 plus one additional; 2-bedroom: up to 4 plus one; 3-bedroom: up to 6 plus one. An infant under six months is not counted.
  • Co-signers – permitted when income or credit is short; co-signers must meet all criteria and sign the lease.
  • HOA – where applicable, tenants must agree to association rules.

Timeline and terms

  • Processing typically 24-72 business hours; weekends and holidays may extend this.
  • Approved applications are valid for 30 days; after that a new application and fee are required.
  • A minimum deposit is due within two days of approval to hold the home.
  • Lease term is generally 12 months unless otherwise specified.
  • Homes are leased in current condition unless otherwise agreed; units are cleaned, painted, and maintained before move-in as applicable.

Fair Housing and source of income

Damelecia, Inc. adheres to Federal Fair Housing Laws and does not discriminate based on race, color, religion, sex, disability, familial status, or national origin. In Broward County we also follow local ordinance rules that prohibit source-of-income exclusions – we do not refuse to rent solely because an applicant’s lawful rent payment comes from a permitted source such as a housing voucher when other screening criteria are met.

Pets and assistance animals

Pets need prior written permission. A refundable $500 pet deposit applies; type and number restrictions may apply. Service animals and emotional support animals are not pets and are not subject to breed, size, or pet-deposit restrictions – reasonable accommodation requests are reviewed under the Fair Housing Act. Restricted dog breeds and other animal limits are listed in the application materials; ask us if you need the current list.

No smoking of tobacco, marijuana, or any substance is permitted on the property unless the landlord, Damelecia, or the HOA expressly allows it.
