Money and standards
- Vacant months: $0 management – when the home is vacant and no rent is collected, you pay $0 management fee for that month.
- Fee simplicity – Gold, our standard plan, is 10% of rent collected; one-month leasing fee when a new lease is signed; no renewal fee; no setup fee; no maintenance markup on vendor invoices.
- Screening standard – verified household income of at least 2.5x monthly rent, plus credit, background, employment, and prior-landlord checks where rental history exists – under Fair Housing law.
- Leasing care – if a placed tenant fails to take occupancy or is removed for a qualifying lease default in the initial lease term, ask us about our replacement leasing policy before you sign. Applicable terms are put in writing with your management agreement.

How do you screen tenants?
Verified household income of at least 2.5x monthly rent, plus credit, background, employment, and prior-landlord checks where rental history exists – under Fair Housing law. Owners do not select tenants by preference against that written standard.
Do you manage outside Broward or Boca Raton?
Property management focus is Broward County and Boca Raton for long-term residential. Call if you have a question about a specific address.
What if I need to cancel later?
Ask us about agreement length and notice – we will put it in writing before you sign. The signed management agreement controls.
What if a new tenant never moves in?
