Why renovate before you rent

Strategic upgrades that support rent and reduce friction

Renovating before you lease can improve appeal, support stronger rent, and reduce avoidable maintenance later. The key is a realistic scope, itemized bids, and someone local coordinating the work.

Outcomes

Why it matters

  • Stronger presentation – kitchens, baths, flooring, paint, and lighting updates help a rental show cleaner and compete in Broward and Boca markets.
  • Fewer vacancy surprises – a clear scope and sequenced vendors keep turns and remodels moving.
  • Owner-aligned spend – itemized bids and written approvals before work starts so you see labor, materials, and the oversight fee separately.
Coordination

Project coordination – not a mystery markup

Damelecia acts as your remodel/renovation coordinator for Broward County and Boca Raton rentals. Licensed trades perform the work. You approve spend in writing.

  • Single point of contact for vendors, access, and updates
  • Scope and itemized bids before work begins
  • Scheduling, change orders, final walkthrough and punch list

Project oversight fees

About 10% of project cost – and how owners usually pay

Most Florida property managers charge about 10% of the project cost to oversee a remodel or renovation. That fee is separate from monthly management (plans from 8%; Gold is 10% of rent collected).

Project fee

Percentage of project cost

About 10% is the market expectation for PM remodel oversight. Industry guides often cite roughly 5%-10% for PM project coordination; some operators publish a flat 10%.

  • Milestone / phased billing – the same percentage can be billed as work progresses
  • Not a GC markup – oversight is distinct from contractor material/labor markups
vs management

Distinct from monthly management

Monthly management stays on your plan (our standard Gold plan is 10% of rent collected, with vacant months at $0). Project oversight is a separate conversation tied to the approved remodel scope.

Remodel oversight questions

Are you the general contractor?

No by default. Damelecia coordinates remodel/renovation oversight: scope, bids, scheduling, progress, and punch list. Licensed trades perform the construction work. Who contracts with each vendor is confirmed in writing for your project.

Is the 10% project fee the same as management?

No. Monthly management follows your plan; our standard Gold plan is 10% of rent collected. Remodel/renovation project oversight is a separate fee based on project cost (about 10% is what Florida owners typically expect). See published management fees on damelecia.com/pricing.

Who pulls permits?

Licensed trades pull permits when the scope requires them. We help coordinate scheduling and keep you informed – we do not replace the permit holder on the job.

I live out of the area. Can you still oversee the project?

Yes. Remote owners are a core use case: one local point of contact, written approvals, and progress updates without you managing every vendor day to day.

Where do you work?
